STEP 1
Consultation
We start all of our relationships with an initial consultation - via video call or in person chat. We want to get to know your goals, priorities, and criteria.
We want to hear all about your background and give you the details about how we work. We explain the housing search process, our team environment, and all of the support we have built-in for you throughout the purchase timeline and well beyond into homeownership.
Our top priority is supporting you in achieving your goals.
STEP 2
Pre-Approval
Looking at houses online or even in person is really fun, but without an understanding of budget, payments, and cash needed to close, buying a home isn’t a reality - yet!
Getting pre-approved is a critical piece in beginning your home search - it is a requirement to privately tour homes and ensures you’re considering something you can afford. We often introduce our clients to lenders who we work with regularly. We’ve spent years finding the best loan officers with high service, and competitive rates.
Touring homes is typically the most fun part of the home buying process. We love looking at a variety of properties with our clients to find that Goldilocks fit.
STEP 3
The House Hunt
Each property comes with compromises and we like to consider every trade-off. We spend a lot of time checking on the details like mechanicals, institutional upgrades, condition of utilities and combine that evaluation with aesthetics and function - this sets the tone for value and strength of investment.
Once we find the right house we get to work putting together an offer and negotiating terms. Market conditions dictate much of the strategies we recommend.
STEP 4
Contract to Close
After the property is secured, we generally are going through inspections, further negotiations, appraisal, financing and title work. We have full back end support staff and professional partners working for our clients. We manage every detail so that getting to closing is as smooth as possible.
